The Challenge
An extraordinary property.
A website that wasn't.
Knotting Hill Farmhouse is a private retreat on the North Norfolk coast, designed with interiors by world-leading consultancy Russell Sage Studios and celebrated by Norfolk Magazine as "surely the Krug of champagne staycays." The property is, by any measure, extraordinary.
The website was not.
The existing site had been built in-house on Squarespace. Functional, but far from the calibre of the experience it was supposed to represent. For a property at this level, the website is often a guest's first encounter, and a site that undersells the luxury does exactly that.

What We Did
Editorial design.
Exceptional craft.
We were given generous creative licence, and we used it. Rather than spending weeks on lengthy mood board presentations and tone of voice documents, we moved quickly, producing an initial concept built around a carefully considered palette of deep forest greens and warm naturals, paired with the elegant serif Cormorant Garamond. The result was a visual language that felt as considered and unhurried as the property itself.
From there, the build took shape around two principles: editorial content and exceptional imagery. The client supplied a library of professional photography, and we designed the site to let it breathe. Full-width layouts, gradient overlays to keep typography crisp, and a content structure that reads more like a luxury travel magazine than a booking page.

From the ground up, the site was built with SEO best practice baked in. Clean semantic markup, optimised page structure, Core Web Vitals considered at every stage, and a technical foundation that search engines and AI-driven results can read and reward.
The finished site runs on React and Tailwind CSS, deployed via Netlify with Cloudflare handling security, DNS, and delivery.

On Google PageSpeed Insights, the site scores a perfect 100 out of 100 for both SEO and Best Practices. These are not vanity metrics. They represent a site that loads fast, ranks cleanly, and gives both guests and search engines exactly what they need.
Looking Ahead
The launch is the beginning.
Not the end.
We are currently in discussions with the client to build a fully bespoke booking system, moving away from the current embeddable calendar toward a custom-built solution that matches the quality and flexibility the property deserves.
Alongside that, we will be working with Knotting Hill Farmhouse on an ongoing SEO and AIEO programme, building on the strong technical foundation already in place to grow their organic reach in both traditional search results and the AI-driven results that are increasingly shaping how travellers discover and book luxury stays.
The groundwork is laid. The next chapter is about growth.
